Project Details:

Diamond Materials is currently engaged in the DP Paulsboro project, a comprehensive utility and site development for a new warehouse at 261 Paulsboro Road in Swedesboro, New Jersey. Valued at $4,779,313, the scope encompasses installation of new sanitary and water mains along Paulsboro Road, construction of a building pad, and an underground stormwater drainage system complete with an underground basin. Site-finishing work includes curb, sidewalk, paving, and striping to prepare the pad for future construction.

Originally slated for a 9-month timeline, Diamond anticipates extending to 10–11 months to accommodate drawing revisions on the sanitary main, additional asbestos-removal monitoring in partnership with RMG (licensed asbestos-removal subcontractor), and coordination with multiple reviewing agencies.

Key site-work components include clearing all 13 acres with a balanced cut-to-fill of 17,620 cubic yards (no import required), installation of 5,100 LF of storm drainage, 1,357 LF of sanitary sewer, and 5,000 LF of water main. Additional work features placement of 2,300 tons of asphalt, 165 cubic yards of concrete, 6,300 square feet of sidewalk, and 1,320 linear feet of curb. Special stormwater-management facilities comprise a 12,105 SF underground StormTech basin (3,200 CY excavation, 14 rows of 24 chambers each), 1,400 tons of stone, and 1,700 SY of geotextile fabric.

A unique project challenge arose when the original civil design called for a jack-and-bore method across Paulsboro Road and multiple business driveways. Diamond overcame this by rerouting the sanitary main within the northbound right-of-wayβ€”verified through detailed survey and as-built dataβ€”and securing approvals through close coordination with the general contractor, design and town reviewing engineers, Gloucester County Highway Department, Gloucester County Utility Authority, and Swedesboro MUA.
